Can a former Filipino own properties in the Philippines?

My mom passed away back in 2003 and left house and lot in the province, she bought the land when she was still a Filipino citizen, after becoming a US citizen prior to retiring in the Philippines, she built a house on the lot. She had no will. Is it possible for a US citizen son or daughter to inherent the house and and sell the property?

Ayon sa batas, ang isang hindi Filipino ay maaaring magmay-ari ng bahay at lupa sa Pilipinas kung ito ay kanyang mamanahin.

Sa kaso mo Bill, kahit na sa Amerika ka na ipinanganak maaari ka pa ring magmay-ari ng bahay at lupa sa Pilipinas kung ito’y iyong mamanahin.  Siyempre, kung nasa pangalan mo na ang papeles ng bahay at lupa puwede mo na ring ibenta ito kung ito ang nais mo.
